Cavity wall insulation problems are among the most common — and most misdiagnosed — causes of damp in UK homes. Millions of properties have had their cavities filled since the 1970s, and while most installations perform well, a significant minority have left owners with damp patches, black mould and repair bills running into thousands of pounds. Cavity wall insulation problems occur when insulation injected into the gap between a home’s outer and inner walls becomes wet, slumps or was installed in an unsuitable property. The material can bridge the cavity, carrying wind-driven rain to internal walls and causing penetrating damp, mould, cold spots and long-term damage to plaster and decoration.

Cavity wall insulation itself is not a flawed product. Problems arise when it is installed in the wrong property, or installed badly. The main causes are:
Building Research Establishment (BRE) guidance divides the UK into wind-driven rain exposure zones. Retrofit cavity fill is generally only recommended in the two lowest exposure zones; homes in the higher zones — covering much of Wales, Cornwall, Devon, Somerset, west Scotland and the North West coast — face a substantially higher risk of moisture tracking across a filled cavity. Narrow cavities, poorly maintained pointing and cracked render magnify the risk.
Gaps and voids left during injection create cold spots and condensation risk, while rubble or mortar “snots” in the cavity give moisture a bridge to the inner leaf. Some installers in the boom years surveyed properties inadequately — or not at all — before filling.
Older urea-formaldehyde foam can degrade and slump, and mineral wool that becomes saturated in an exposed wall may never fully dry out, permanently wicking moisture inwards.
Installation quality has become a national issue. In October 2025 the National Audit Office reported serious quality failures in wall insulation fitted under the Government’s ECO4 and Great British Insulation Scheme (GBIS), and in its report of 23 January 2026 the Public Accounts Committee found that an estimated 98 per cent of inspected external wall insulation installations under these schemes had defects requiring remediation, describing systemic failures of oversight. In response, the Government is offering affected households free TrustMark “Find & Fix” audits, with identified faults corrected at no cost.
GBIS itself closed on 31 March 2026. Cavity wall insulation was its single most common measure, accounting for 41 per cent of installations, with around 63,400 homes upgraded by April 2025, according to the Energy Saving Trust. Severe cases involving structural damage can cost far more, which is why establishing the true cause of the damp before committing to works is essential. A misdiagnosis — paying for chemical damp-proofing when the real culprit is wet insulation, or extracting sound insulation when the issue is a leaking gutter — wastes money twice over.
Most professionally installed retrofit CWI was issued with a 25-year guarantee from the Cavity Insulation Guarantee Agency (CIGA), which covers defects in materials or workmanship, currently up to £20,000 of rectification work per property. Crucially, the guarantee remains valid for subsequent owners — so you may be covered even if the insulation predates your ownership. Report problems to the original installer as soon as practicable, and notify CIGA if the matter is not resolved within two months. Some installations instead carry guarantees from other providers, and scheme-funded work may be covered by TrustMark-backed guarantees.
