House Survey Costs 2026: Level 2 & Level 3 Price Guide
Get a clear breakdown of the cost building survey in the UK. Our 2026 guide covers RICS Level 1, 2 & 3 prices, factors, & how to save.
A house survey costs between £400 and £1,200 in 2026 for the vast majority of UK homes: £400–£600 for a Level 2 HomeBuyer survey and £600–£1,200 for a Level 3 Building Survey (the survey people still call a “full structural survey”). This guide covers every survey type, what drives the price, and how to avoid paying more than you should.
“Full structural survey” is the old name for today's Level 3 Building Survey — so a full structural survey cost in 2026 is the Level 3 price. Expect to pay £600–£900 for a typical 3-bed house and £900–£1,200+ for larger, period or high-value homes. You are paying for depth: the surveyor examines the structure and fabric in detail — roof space, wall construction, floors, damp, timber, visible drainage and services — explains the cause of each defect rather than just flagging it, and outlines the sensible repair route. If you actually need calculations on movement or alterations, that is a separate structural engineer's report, typically £500–£1,500. And if a seller or agent tells you “it's already been surveyed”, remember a mortgage valuation is not a survey of any level — it protects the lender's money, not yours. See what you get for the fee in our building survey report example.
Yes — emphatically. Surveys routinely uncover issues costing thousands: the typical negotiation after an adverse survey saves buyers far more than the fee. A £500 survey that finds £5,000 of roof repairs is the cheapest insurance you will ever buy, and our guide to negotiating after a survey shows exactly how to use it. The cheapest quote is rarely the best value — an extra £100 spent on the right survey level routinely surfaces £5,000+ of negotiating evidence.
