Building Surveyor Charges 2026: Fees for Every Service
Every building surveyor fee on one page: surveys, defect reports, schedules, party wall work — hourly vs fixed explained.
Here is the whole menu on one page: what building surveyors charge in 2026, service by service — so you can budget any instruction, compare quotes fairly, and spot when a low number hides a thin service.
| Service | Typical charge |
|---|---|
| Level 2 HomeBuyer survey | £400–£600 |
| Level 3 Building Survey | £600–£1,200 |
| Specific defect report | £300–£600 |
| Schedule of condition | from ~£300 |
| Party wall notice | from £150 |
| Party wall award | £700–£1,500 per surveyor |
| Drone roof inspection | from £150 |
| RICS valuation (Red Book) | £250–£500 |
| Commercial building survey | quoted per building |
Where surveyors charge time, expect £60–£150 per hour depending on seniority and region. But for defined jobs — surveys, reports, schedules — fixed fees win for consumers: the scope is known, so the price should be too. Hourly billing is legitimate for open-ended work (dispute negotiation, project monitoring); on anything else, ask why the fee can't be fixed.
A fair quote includes the inspection, the written report, and a follow-up call. Check before instructing: is VAT included? Travel? Re-inspection if access fails? A surveyor call to discuss findings (ours is included — some firms charge)? The cheapest headline number with three extras usually loses to an honest fixed fee.
London and the South East run 10–25% above the UK average; large, listed and non-standard buildings price above their band everywhere. For survey-specific pricing detail see the house survey cost guide and the cost calculator; for party wall specifics, the party wall cost guide.
Match level for level (a £250 “survey” is usually a valuation), check RICS regulation by name, and compare what's included rather than the headline. Our building surveyors quote every service fixed, before you commit — from Level 2 surveys to full commercial instructions.
